The client—a real estate developer having an apartment in SS Leaf, a boutique residential project in Gurgaon—needed a model unit demonstrating contemporary design for tech-savvy professionals like him, who was relocating to Delhi NCR's corporate hub. The brief emphasized modernity, technology integration, and sophisticated minimalism appealing to young professionals accustomed to global aesthetics.

The 2,500-square-foot unit occupied the development's prime corner with floor-to-ceiling windows on two sides providing abundant natural light and city views. This advantage needed careful management—Gurgaon's harsh sun and dust require window treatments and surfaces that handle intense exposure while maximizing the light's benefits.

The target demographic—corporate executives in their 30s-40s, often relocating from Mumbai, Bangalore, or internationally—expect contemporary finishes, smart home integration, and storage solutions accommodating transient lifestyles. The design needed to demonstrate that SS Leaf could compete with established luxury developments while offering fresher aesthetic than typical developer finishes. Crosby's mandate was creating the model unit that would define SS Leaf's market positioning and inform subsequent unit finishes. Success meant generating pre-sales; failure would necessitate price reductions to move inventory.

Design Strategy: Sophisticated Minimalism The contemporary aesthetic requested isn't minimal in sterile sense but sophisticated restraint—fewer elements, each carefully considered for maximum impact. This approach suited both the target demographic and the commercial imperative: show potential buyers a finished vision they could inhabit immediately without needing to "fix" developer choices.

Kitchen

We developed a neutral foundation (whites, soft greys, natural oak) punctuated with bold accent colors (navy, brass, occasional black) creating visual interest without overwhelming the spaces. This palette photographs well—essential for real estate marketing—while feeling livable rather than styled only for cameras.

The material strategy prioritized quality over quantity: premium engineered wood flooring throughout rather than different materials in each room; consistent paint palette with variation achieved through lighting rather than multiple colors; and custom millwork in unified material vocabulary rather than diverse furniture styles.

Smart home integration—increasingly expected in luxury real estate—was designed into the infrastructure rather than added afterward: integrated lighting controls, climate management via app, motorized window treatments, and whole-home audio wired during construction.

Living & Dining: Open Sophistication The living and dining area occupy an impressive 800-square-foot open space with 11-foot ceilings and windows on two walls.

A low-profile coffee table in white marble with brass-finish metal base anchors the seating arrangement. The table's open base maintains visual lightness crucial in spaces where substantial furniture could feel heavy. The living area includes a media wall: floor-to-ceiling oak veneer paneling concealing television, AV equipment, and storage. When closed, the panels read as architectural feature; when open, they reveal 75-inch television and organized media equipment. This integration—avoiding visible screens dominating the space—demonstrates the sophisticated technology approach buyers expect.

The dining zone accommodates eight at a custom table in solid oak with subtle live edge detail—contemporary interpretation of natural wood without rustic character inappropriate for urban luxury. Dining chairs mix upholstered heads (navy velvet) with oak bases, creating visual interest while maintaining the material consistency.

Kitchen: Functional Luxury The open kitchen occupies approximately 250 square feet visible from living areas, requiring design balancing functionality with aesthetic refinement. This isn't working kitchen hidden behind doors but showcase space selling the lifestyle. We specified handleless cabinetry in matte white lacquer with integrated LED lighting at toe kicks and under wall cabinets creating floating effect. The handleless system (push-to-open mechanisms) maintains clean contemporary lines while the white finish reflects light keeping the space bright.

Countertops and backsplash employ large-format porcelain in marble-look finish—contemporary material choice avoiding natural stone's maintenance requirements while achieving luxury appearance. The 12mm thickness appears more substantial than standard 10mm while remaining reasonable from cost perspective. The kitchen island measures 8 feet long with waterfall edges (countertop continuing down sides) creating sculptural presence. Integrated induction cooktop, sink, and dishwasher demonstrate that the island functions as primary work zone, not just visual element.
