The handmade rugs commissioned eight months ago are still in production.

Understanding FF&E: More Than a Shopping List
FF&E stands for Furniture, Fixtures, and Equipment. In the context of a luxury hotel, resort, or private villa, it encompasses every item that furnishes and equips the interior — from the custom joinery in a penthouse suite to the task lighting in a service corridor to the outdoor furniture on a pool terrace.
On a luxury property, FF&E typically represents 15–30% of total project cost. On a high-specification boutique resort, the proportion can be higher. This is not discretionary spending. These are capital assets that will define the guest experience, attract reviews, generate bookings, and require replacement on a defined schedule.
And yet, across India’s hospitality development market, FF&E is consistently the most under-resourced function in the project programme. It is started too late, managed too loosely, and trusted to suppliers who have no design understanding of what they are delivering.

The Crosby FF&E Process
Stage 1: Specification and Schedule Development
Long before a purchase order is raised, Crosby develops a complete FF&E schedule — a room-by-room, item-by-item specification document that lists every product to be procured, with full dimensional requirements, material and finish specifications, quantities, and budget allocations.
This schedule is developed in parallel with the interior design, not after it. Every specified piece is selected because it is right for its specific location — not because it is available.
Stage 2: Supplier Sourcing and Value Engineering
With a complete specification in hand, our procurement team sources each item from the most appropriate supplier — domestic or international. For standard hospitality categories (bed linen, bathroom accessories, generic equipment), we leverage volume relationships to achieve competitive pricing. For bespoke and semi-bespoke items, we engage our network of trusted manufacturers in India and internationally.
Value engineering — the process of achieving the same design intent at a lower cost — is a service we provide proactively, not reactively. If a specified stone can be replaced with a local equivalent of equal quality at a fraction of the import cost, we will identify and propose that substitution before the budget is overrun.
Stage 3: Purchase Order Management
Every purchase order raised for a Crosby-managed FF&E project passes through our central procurement system. Deposits are tracked. Production timelines are confirmed and monitored. Quality inspection is scheduled for every significant item before it leaves the manufacturer.
This level of administrative discipline is unglamorous work, but it is the work that prevents the pre-opening crisis.
Stage 4: Logistics, Delivery, and Installation
Crosby manages the delivery sequence in close coordination with the construction programme. Items are not delivered to site before they can be installed, and they are not still in transit when installation is scheduled. Fragile and bespoke items are handled with white-glove logistics.
On-site installation is managed by our team, with a final styling and snagging process that ensures every item is placed, adjusted, and completed to the design intent before handover.
